  1. Start with the right price Where your home is initially positioned (or priced) in the market is critical to attracting buyers and their real estate agents. Work with an experienced REALTOR® to understand the fair market value of your home as well the local market trends for your neighborhood! Depending on market conditions it is generally better to price your home slightly below market value to bring more buyers into your home versus those similar homes priced higher.

  2. Make repairs and recommended improvements: Buyers prefer homes that are well maintained, clean and clutter-free. Some home improvements that address the anticipated needs of buyers boosts how quickly your home sells and can improve the sale price. If possible, fix any major issues and consider cosmetic improvements. Your REALTOR® should provide a detailed list of what should be addressed to help your home sell more quickly. 

  3. Declutter and depersonalize: Buyers need to be able to imagine their possessions in the home - and they also want rooms that are spacious and easy to clean. Taking the time to remove any clutter, trash or personal items helps buyers envision the space more easily and makes the rooms seem bigger!

  4. Set the stage: Go the extra mile to prepare the home for the market with deep cleaning inside and out to ensure the entire home sparkles!   5. Marketing your home: Your REALTOR® should provide a written marketing plan to promote your home to potential buyers. In addition to posting the home online, your REALTOR® should review their full marketing plan with you which may include professional/drone photography, online and offline advertising, video tours, open houses and broker tours. 

  6. Be flexible with showings: While your home is being marketed, talk to your REALTOR® on how buyer agents can schedule time to show your home. Showings can be quite disruptive to your schedule, so making a plan to be out of the home or away for the weekend can really help improve access to the home. Also have a 10-minute cleanup checklist/routine to get your home ready for last minute showings! 

  7. Work with an experienced REALTOR®: This is where details matter. Confirm your real estate agent is a REALTOR® and has the skills and experience to sell your home quickly.
